Armed with only $3,000, gut-wrenching fear, and absolutely no real estate experience… Mark bought his first few parcels of raw land in 2001.
Today Mark is the author of Dirt Rich, the ultimate guide to helping you build a passive income. He's the owner of Frontier Properties, a reputable and successful land investing company, and has been buying and selling land full time since 2001. By focusing on working smart, not hard, he has completed over 5,500 land deals with an average ROI of over 300% on cash flips, and over 1,000% on the deals he sells with financing terms.
Prior to his land investing success, Mark had a high-stress, soulless corporate job, and felt trapped in a state of solo-economic-dependency (i.e. his income stopped as soon as he stopped working).
Escaping solo-economic dependency changed Mark’s life in so many positive ways that he decided to teach, coach, and mentor others to help them achieve their financial goals.
Even though Mark invests a lot of his time helping others, he stays actively involved in running his land investing business and is dedicated to teaching the most current and relevant “real world” land investing methods to his students.
In today's episode, we explore the world of land sales, a different model to residential real estate, with the potential for significant returns.

Victoria is an entrepreneur, investor, anthropologist, and founder of Kinship, where she's CEO.
As an entrepreneur, Victoria successfully founded, scaled, and exited a healthy, fast-food chain. She's also acquired, restructured, and exited two significant European healthcare businesses, and remains involved in the agricultural sector.
Victoria's passion is working to reinvent industries by creating or investing in businesses that have a positive social impact, improve customer experience, and enable personal growth.
Her early career experiences included a stint working at UBS in London in investment banking; being an operations manager in a fast-food chain; and two years as director of sales for a Christmas tree company.
In today's episode, we discuss the fundamentals of relationship building, and how to move past the superficial connections so common with social media.
In this episode, you'll learn...
- Why Relationships (Really) Matter
As a species working together enabled our success, but we frequently forget how vital connections are. There’s a large body of scientific research that suggests strong bonds are the best predictor of our happiness, professional success, and even health and longevity. - The Technology and Connectivity Paradox
As transport and communication tech have created a hyperconnected world, humans have become lonelier and more disconnected. Social media doesn’t promote socialization so much as performative behaviors that make others feel isolated. - Dunbar’s Number and the Question of Quantity vs. Quality
Research suggests that we can’t sustain meaningful relationships with more than 150 people. That was fine in a village in 1800, but we can meet more people than that in a day in the modern world. Can technology help us increase the number of people we can stay connected to, or make those 150 bonds stronger and more mutually beneficial? - Relationship Builders Put in the Work
We wanted to know the secret to building stronger bonds, so we asked people who have a great reputation for sustaining lots of good relationships. Their secret? They use tools to help them remember the things that matter to those that matter to them. The problem, those tools aren’t designed for the purpose. - Customer Relationship Management Isn’t About Relationships
Just as social media promotes a lot of anti-social behavior, so CRM tools tend to create the impression that a business is managing relationships. But in reality, personalizing some mass emails is very different from building a relationship. Relationships are about the unique understanding between two people who care about each other… yes, even in business!

In today's episode, we're talking psychology, and how it affects the behaviors of buyers and sellers in real estate.
In this episode, you'll learn..
Smart agents/brokers/real estate agencies incorporate one or more psychological principles into their marketing campaigns and marketing strategy to find clients, helps clients sell/buy property, and to build their lists. We'll talk about a few of these principles in the context of helping clients buy and sell real estate:
- Action paralysis principle (people second guess their own behavior)
- Anchoring effect (people tend to latch on to the first fact they hear).
- Mere exposure theory (the more people see something, the more they like it)
- Paradox of choice (too many choices cause decision paralysis)
- Reciprocity (people feel an obligation to do something for you when you've done something for them)

Aaron Martinez started off his journey on YouTube at the age of 14. He very quickly realized that personal branding was one of the quickest ways to not only build credibility but also serve as an authority. After branding himself as the “go-to Snapchat guy” on YouTube, he built up his following from 0-100k in a little under 6 months. In the time of the “Snapchat boom” Aaron partnered up with companies like Coke, Disney, Zillow, Nasdaq, Nowthis, and Thrillest to show them how to launch and build a brand on Snapchat.
Through the partnership with Zillow, Aaron started to grow interested in Real Estate - getting a branding/video content creator at a local brokerage, he fell in love with the concept of branding in a local sense. His first year in the company, he won an award for branding specialist of the year for the work put into helping build the company.
While getting a taste of real estate, he wanted to help other people around the world not only build their brand but also generate qualified leads (bringing tangible results for his clients) to help grow their revenue.
He partnered up with Karan Sanghavi through a mutual mentorship group - and that is when RE Agent Growth was Born. Their mission together is to completely disrupt the real estate marketing space with their “Non-Automated Attraction” model. In a world where so many RE professionals swear by their “automation” and bot technology, they really quickly found a way to set appointments at an alarming rate (up to 80% from lead to apt) through their methods. Currently working with a brokerage that is doing over 25 million in transactions a month and proving that the methods are bulletproof.
As a company, they are also planning to incorporate massive amounts of branding/video to showcase how important it is to have a personal brand, especially in a space where everyone says they are “the best at real estate marketing” but very few even show their face.
In today's episode, we discuss how to create a business identity using video.

Joe and Debbie moved to Arizona from Pennsylvania shortly after being married in 1977. Even though the climate and landscape of Arizona represent quite a change of scenery, it did not take them long to realize the beauty of the desert. In no time, Debbie and Joe were enjoying hiking, biking, and year-round camping in their free time.
Within three years Joe and Debbie had discovered their calling in Casa Grande. Debbie entered real estate in 1980, and Joe joined her in 1983. Their warmth with clients and a commitment to hard work soon combined for tremendous success. By 1995, they purchased their own RE/MAX franchise and began building their team.
They hired one licensed assistant and a part-time administrative assistant and focused on providing superior customer service. That first year, they closed 127 units. In 1999, they closed 303 units and won the award for the #1 RE/MAX Team in Arizona for the number of units closed—and their team continues to win awards nationally, including being recognized as one of the Top 250 US Team for the number of transactions nine times, six of them consecutively.
Business: Joe and Debbie understand that their current success in a small market has as much to do with working on their business, as well as working in their business. Therefore, they and their team attend seminars, classes, and workshops regularly. Staying ahead of their competition and on the cutting edge of technology is key.
Since opening their local office, they have added several buyer specialists, listing specialists, and increased their administrative staff to continue to provide superior customer service. They have developed unique selling points including their moving truck and client perks programs.
Hobbies: Debbie’s backyard is her sanctuary; filled with wind chimes, a small fishpond, a pool, a BBQ, and a large raised garden where she grows great vegetables. Debbie often enjoys quiet time gardening, crafts, playing the piano, and especially playing with her grandson. When she is not relaxing at home, Debbie loves spending time at their second home in the Lakeside-Pinetop or escaping to spas.
Joe enjoys mountain biking over the beautiful terrain and mountains of Casa Grande and other areas of Arizona, such as Pinetop and Showlow. He also takes his mountain bike along when attending seminars and workshops outside of Arizona. Be sure to visit Joe and Debbie’s “Meet Our Team” page to do just that—meet Yost Realty Group!

In today's episode, we cover 12 key lessons I've learned during my career that you can use to optimize productivity and profits.
In this episode, you'll learn..
1. Opportunity exists in all markets - seller & buyer, depressed vs active - where is there movement? Be willing to switch from what worked in the past. Track the trends in inventory, time on market, and sales price ratio to asking price
2. Accurate pricing saves you money - time on market, seller’s level of happiness. Use your average days on market as a tool to position yourself versus your competition
3. One of the best ways to increase profitability is to put more resources towards those lead generation activities that are most productive
4. Do what you do best and delegate the rest
5. Lead Generation is the most important daily activity - stay in touch with your database
6. Spend time each week to work on your business, not in it. Proactive vs. Reactive
7. Time Management is Key
8. Reduce interruptions in your working day
9. Reduce anxiety by stop watching/reading the news and put your phone and your apps on silence during lead Gen, working with a client, or working on your business
10. Inspiration is key
11. Take care of yourself before you take care of others
12. Use the Platinum Rule instead of the Golden rule

Since opening their local office, they have added several buyer specialists, listing specialists and increased their administrative staff to continue to provide superior customer service. They have developed unique selling points including their moving truck and client perks programs.
Hobbies: Debbie’s backyard is her sanctuary; filled with wind chimes, a small fishpond, a pool, a BBQ and a large raised garden where she grows great vegetables. Debbie often enjoys quiet time gardening, crafts, playing the piano and especially playing with her grandson.

Patrick Durkin is a Las Vegas native. Before becoming a real estate agent, he spent several years in Phoenix, AZ as a mortgage banker working with Wells Fargo Private Mortgage Bank and Guild Mortgage Company. His background in finance and the advantage of being raised in Las Vegas give him a real advantage when dealing with clients unfamiliar with the area. Patrick states, "My favorite part of being a real estate professional is finding a solution for each and every client. Everyone has a unique story and serving my clients to play a role in their story with their real estate is one of the most gratifying experiences."
In today's episode, we discuss how to approach challenging expired listings clients, and create results for clients who have so far not had success in selling their property.
In this episode, you'll learn..
- Built a $75k GCI pipeline in the first four months of calling expired listings
- How to: Calls & direct mail
- Call strategies: Vulcan 7 for dialer and data, Tom Ferry Scripts (tweaked once I knew the script), Science fair-style board with scripts and objection handlers.
- Mail strategies: White unbranded letter envelope with a letter and flyer showing proof of our past expired listing success stories, handwritten to and from addresses, and a decorative postage stamp.
- Appointment strategies: Print out the previous listing MLS and mark it up, red marker, highlight, circled, cross-out all of the mistakes, incorrect data, and other items that kept the home from selling. Inquire about the marketing strategies the previous agent used to try and sell the home. At the end of the day, expired listings are the toughest appointments to get, however, the easiest to convert.
- Conversion strategies: EMPATHIZE! How pissed would you be if your home sat on the market with no sale and what you thought was a trusted professional let you down? Pissed! Come from a place of understanding, LISTEN, acknowledge and affirm their pain, finally and most importantly, provide a VERY detailed solution to their problem with your detailed plan to get the home sold. Pearl: Listen to the Tom Ferry podcast with Alan Dalton about "How De-Motivating Your Clients Has Benn Killing Your Bottom Line". Implement these strategies when talking to your prospective clients, don't argue with them, don't make them feel dumb, and for goodness sake, stop talking about yourself and how awesome you are! (HINT: Their last agent talked about how awesome he/she was...look how that turned out)

As an “Outlier” who grew up in the Real Estate business, Sue has proven that it’s possible to start over in any market and succeed. She was formerly the #2 Re/Max agent in PA before moving up to Short Hills NJ and starting over in 2004. As a partner in the Keller Williams Short Hills, Summit, Chatham and Livingston offices, she quickly turned what was once “Sue Who? and “Keller Who?” into household names in the NJ Midtown Direct real estate community.
The Sue Adler Team has been the #1 Keller Williams Team in NJ for dollar volume every year since 2005 – and is consistently one of the top KW teams in the country (we are helping on average 200 families a year buy or sell homes when the average agent sells only 8-10 houses a year!)
It’s scary to admit this, but I’ve been selling real estate for 30+ years! I also grew up in the business. My father owned the top real estate office in our area, so I learned from the best. Even after selling over 4,000 homes in my career, I still love what I do, I’m extremely hands-on at a very high level, and can’t imagine doing anything else.
How do we do this and create a great overall consumer experience?
I have hired a team of specialists, strategists and consultants to ensure that our clients receive the highest caliber of service imaginable in the industry. Because we’re one of the highest producing teams in the country, our team attracts talent, and we are excited to get to work for you as your trusted advisors.
In today's episode, we discuss the effect advances in technology have had on personal interactions, and how you can maintain strong business relationships in the modern world.

- Conferences & personal development
- Mindset & work ethic

In today's episode, we talk about how to live in the present moment, exercising your focus and attention to improve concentration and your general life experience.
In this episode, you'll learn..
- Two Factors: Mind and Awareness.
- The mind has a range of knowledge, emotions, beliefs, experiences; in short anything, you can think about.
- Awareness is where you place your attention or focus.
- Unfortunately, we allow other people and things to hijack our awareness through distractions.
- The art of concentration is keeping your awareness on one thing for an extended period of time.
- Another way to view that: Focus is being present in the now moment.
- How do you do that?
- Make a conscious commitment to your task or the one thing you want to focus on.
- Set a time-frame; 50 minutes is usually the maximum period, though it can be as short as a brief interaction with a co-worker.
- Eliminate distractions.
- When your mind wanders from its task, gently refocus your attention.
- If a specific distracting thought keeps reoccurring, keep a distraction sheet to write down the idea that keeps bubbling up. The act of writing down and making an intention to address it later should help.
- When your time period on interaction is up, step away and stop thinking about it. A brief period of exercise or an emotional connection will help you clear your focus so you can be present again.
- Just like any skill, practice makes you better. So you can practice focus throughout the day. Again, when your mind drifts, gently bring your awareness back.
- Nutrition, Exercise, and Meditation can all enhance your ability to focus.
- In essence, Focus = Being Present. A wise man said Boredom does not exist in the Now. If you are bored you are either in past or future moments.
- Life is a manifestation of where your energy is flowing. If you cannot concentrate your energy, what you want to manifest will become very challenging.
