Today, I had the honor of speaking with Megan McCrea. Megan is a short term rental operator in Nashville Tennessee with 6 properties, all of which she owns. Megan has been in the short term rental space for 4.5 years and had no prior experience to real estate investing or management prior to. In 2.5 years she was able to replace her income from her W-2 and go full time into management. Megan is also the president of NASTRA, the Nashville Short Term Rental Association, which has been instrumental in bringing together hosts and helping to make changes to Nashville's turbulent regulation changes. Without Megan and the association Nashville would be a very different place for hosts so thank you for your work.

In this episode, Megan shares her experience of falling into short term rentals, the challenges of leaving a well paid career to pursue full time management, how Nashville's regulations have been affected, and what it's like being the president of a short term rental association.

He learned the ropes on that one listing and he maintained a Superhost status for 3 years. Anthony thought that since it worked pretty well, maybe he can manage other owners' properties too and that is when he and his wife started looking for owners.

Kate is a host with multiple properties and is also the founder of Property Protect, a short term rental insurance company that fills a pretty unique space in between Airbnb's resolution center and your primary home insurance.

In this episode, Kate educates us on what to look for with insurance, what you need to be covered for different business models such as subleasing and cohosting, what property protect covers and the steps you need to take when an incident does happen.

How to manage and build Rental Arbitrage properties remotely w/ Farhan Abbasi

Farhan has been in the rental arbitrage subleasing space since 2012 and throughout his short term rental ventures managed 40 properties but has had to scale back to due to tightening regulations.

In this success story, Farhan shares transitioning from climbing the corporate ladder in Accounting and Finance to leaving the rat race and taking up self-employment and hospitality, the steps to building systems that allow him to manage his properties part-time, and the challenges of tightening city regulations and having to dissolve properties.

Building Airbnb tiny homes for Traveling Nurses w/ Dawn Parr

Today I had the honor of speaking with Dawn Parr. Dawn and her husband were tired of working the 8-5 in nursing administration and sought a way out of the corporate rat race.

In 2015 they began building a tiny home on some property they owned in Lubbock Texas, and in 2016 sold their big home, downsized their life, and quit their jobs to begin building their new lives from scratch.

Dawn, her husband, and their daughter Tesla, now own and operate 6 tiny homes on their 2 acres of land and are continuing to build more homes for their guests to expand their tiny village.

Dawn's story shares so much such as breaking the fear of comfort to design their own lives, the struggle of uncertainty and a lack of a primary source of income, and what it takes to run and scale a tiny village.

Jon shares how he is able to spend as little as 10 hours a week managing his business, how he's been able to scale up so quickly, and how to operate a business that doesn't require you to go "full-time" in case you already are working a busy schedule.

How to fight short term rental regulations w/ Tricia Moore

Today I had the honor of speaking with Tricia Moore, founder of Citizens 4 STR, a nonprofit that fights for short term rental rights and helps teach others how to form their own coalitions.

Tricia decided to start C4STR after regulations changed preventing her from being able to rent her home short term in Fairfax county. Fairfax counties regulations were made tactfully deceitful and made STR illegal while some of it's neighboring counties did not have such vague or unsupportive regulations.

Tricia is now the spokesperson for STR rights and is actively battling lawsuits against members in the community, hoping to bring about change allowing members to be able to rent their homes under better terms.

Professor who runs an Airbnb hostel while traveling the world w/ Toby Doré

Today I had the honor of speaking with Toby Doré. Toby manages over 33 listings ranging from rental arbitrage, owning, and co-hosting. Toby is quite possibly the coolest university professor as he is a world traveling nomadic backpacker who also runs a hostel which he lists on Airbnb.

Toby having started in 2011 after reading "The Joy of Less" decided to take a minimalistic approach to his units and allow likeminded travelers on a budget stay. After traveling and experiencing life at hostels, he took his newfound experiences to create his very own Cajun Hostel, located 2.5 hours outside of New Orleans.

Toby shares a lot of useful information about running a budget-friendly property, how to manage people's expectations with shared sleeping spaces, and how to structure your team so you don't have to manage everything yourself.

Erica shares this financial tool for free on her technology startup Vrolio which is for VR investors who are looking to buy and sell their next property. Erica has set herself apart in the VR space for her ability to analyze investment properties and work with investors to make those purchases possible.

Today I had the honor of speaking with MiLo Chan. MiLo and his wife Chandra were able to quit their full-time jobs after stumbling upon Airbnb and realizing how well it was in their market. MiLo and Chandra decided to move into their parent's basement temporarily to rent their home and during this time they were able to save enough money to purchase another property.

From there they have been able to scale up to rental arbitraging 3 properties while owning 2 while also giving them the freedom to quit their jobs and focus on their vacation rental business.

In this episode, MiLo shares his journey in becoming a full-time host, how he uses dynamic pricing, and his strategy to succeeding in a market that undervalues their properties.

A lot of the pain we had to go through could have easily been mitigated had we been more cautious and had someone who could have helped prepare us for these types of situations we had to deal with.
