Today, I had the honor of speaking with Megan McCrea. Megan is a short term rental operator in Nashville Tennessee with 6 properties, all of which she owns. Megan has been in the short term rental space for 4.5 years and had no prior experience to real estate investing or management prior to. In 2.5 years she was able to replace her income from her W-2 and go full time into management. Megan is also the president of NASTRA, the Nashville Short Term Rental Association, which has been instrumental in bringing together hosts and helping to make changes to Nashville's turbulent regulation changes. Without Megan and the association Nashville would be a very different place for hosts so thank you for your work.

I had the special honor of speaking with Tom and Sofia Sharkey. Tom and Sofia are the owners of Lemon Tree BnB, a short term rental management company in Kansas City, MO. Tom and Sofia got started after buying their first personal home in a trendy area of town in 2018 which was quickly turned into their first STR. A year later they got their second property in the same neighborhood using the rental arbitrage strategy. Tom left his speech therapy career to pursue his dream of building wealth through real estate and a short term rentals. Over a six month period their STR portfolio expanded from two to twelve listings using diverse strategies of buy and hold, partnering, rental arbitrage, and management.
In this episode, Tom and Sofia share their journey on starting and then scaling to 12 units in a six month period, their unique strategy to finding true value add rental arbitrage properties, and how they have been able to scale through investor partners.

In this episode, I had the special honor of speaking with Anthony Keen who is based in Western Cape South Africa. Anthony started his own short term rental property management business 7 months ago and has scaled up to 21 cohost properties.
Anthony has been doing volunteer work full-time for 10 years. He managed his parents' apartment for about 4 years from a distance to help them with their income. He learned the ropes on that one listing and he maintained a Superhost status for 3 years. Anthony thought that since it worked pretty well, maybe he can manage other owners' properties too and that is when he and his wife started looking for owners.
In this episode, Anthony talks about how important it is to take time and be thorough during the listing stage so that you don't work hard and have hassles at the reservation stage.
I had the special honor of speaking with Julie George who we had on episode 30. Julie is the author of the Million Dollar Host and the founder of Host My Home, a short term rental management company that she grew to over 100 properties in 3 years and then sold to Hometime, which is another management company that was looking to expand in the area.

I had the honor of speaking with Tim Touchette. Tim is the President and Owner of Stay Attache, a corporate housing company that has over 290 units in the DC area.
When Tim and his wife first started in 2011, they placed $200-text only classified ads in the Washington Post. Back then, it was quite challenging to get businesses interested in a small company. Tim had gone through a couple of economic downturns; the 9/11, the 2008 recession, and now, the COVID-19 pandemic.
In this episode, Tim talks about what corporate housing is, how they are able to meet the expectations of both the property owners and business clients, and how their business is affected during this time.

Travers had a high paying sales job for 6 years and in 8 months after finding out about Airbnb he already was ready to quit his job with the income he was making from his properties.

Greg got into short term rentals while he was still on active duty and ran his properties while he was deployed in Japan. Shortly after he got out of the Marine Corps, he met Anthony, and when they got on their first phone call, they knew they had to team up.

In this episode, we have the special honors of speaking with Shannon Hyde. Shannon is the Head of Global Operations for GuestReady, which is one of the largest property management companies in Europe with over 1600 properties under management all around the globe. While she was still working full-time as a counselor at a crisis center, she and her husband started renting out a bunk in the living room of their one-bedroom condo. They were able to make enough money which completely covered their mortgage by doing that. From there, the neighbors heard how they were doing and asked them to start managing their properties.

In this episode, I have the special honor of speaking with Allan Cuevas. Allan is a host who manages over 50 units in Budapest, 32 being cohost units, and 18 rental arbitrage. At 25 units, Allan was almost completely burnt out trying to do everything himself. Getting into the short term rental business doesn't mean you need to have your own property. If you can’t buy a property, find someone who has a property that is sitting empty for a couple of months, and offer that you can manage it for them, which will then allow them to make income. That is what co-hosting is.

About three years ago, they moved to Niagara On the Lake Ontario and bought a bed and breakfast. In this episode, I had the special honor of speaking with the newly-wed couple, Ray and Vanessa Vargas. They decided to convert the mother and daughter live in space of their house into an Airbnb, and within 45 minutes of going live, they got their first booking! And it has been rented every single weekend for the last 3 and a half years.
Ray and Vanessa realized that there's a huge business opportunity with Airbnb and thought what it would be like to manage other people’s properties.
In 2018, they took the leap and founded Home Sweet Hudson. Being the first in the market to provide property management services, it gave them a huge head start in building a portfolio of properties. Now, they are managing 25 properties, and continuing to grow and scale their Airbnb business.
In this episode, I had the special honor of speaking with Maria Kelley. Maria started her own business, Kelley's Hands On Demand, an errand and concierge service in Augusta, Georgia after she got laid off from her wok.
One of the services her company provides is cleaning and when she started going out to business networking events, she found a couple of short term rental investors who needed her cleaning services. Maria started doing the cleaning for one property, but because of the relationship she established with her client and her willingness to take on other tasks, she was offered to take on additional hosting tasks. Currently, Maria manages 10 properties and makes as much as $500 per property per month.
Maria shares her journey from cleaner to cohost and how important networking is to get clients. She also talks about putting systems in place for her team and guests to make sure that her business still runs even without her.
In this episode, I had the special honor of speaking with Alvin Cavalier. Alvin started doing short term renting in March 2018 and is now remotely managing 24 properties which are located in 10 different states and 14 different cities, and the other amazing thing about him is he is a full-time active duty army and has been in service for 18 years.

Alvin walks us through the process of looking for properties that are for rent, creating an attractive offer to homeowners/landlords, setting up a process to manage your properties and people remotely, structuring your short term rental business properly to maximize the tax advantages of the rental arbitrage model, and monetizing a shared economy service.

Today, I had the honor of speaking with Anuj Datta. Anuj, prior to jumping into short term rental investing, owned various franchisees such as gas stations, Subway, and Checkers. Because of the overhead costs in those businesses, he decided to sell off his businesses, move to Houston, Texas, and jump into the real estate world.
Anuj has 10 listings that he owns himself, and three of those are shipping containers that he turned into a very unique tiny home. He is currently growing his management company to take on more clients.
Anuj talks about how his background in business helped him started his short term renting business and had it going smoothly. He also shares how the idea of converting a shipping container to a short term rental property was brought and what he did to make it stand out from the rest.
In this episode, I had the honor of speaking with Tariq Hasan. Tariq came from Bangladesh and moved to Montreal to study and do his Master’s Degree. He worked as a software engineer but after 11 months, he felt that his career was very much structured and thought he wanted to try entrepreneurship.
Within 5 months after leaving his job, Tariq now manages 5 units where he is making as much as $5000 in revenue off of 1 unit. Tariq shares how he started his journey and why he made that bold decision to leave his job and do short term renting full time.
Investing in short term rentals takes a lot of risk, especially that you will be putting a lot of money and hard work in it, and Michael Cotroneo took that risk.
Michael was a full time employee who bought his first single family home in Houston in July 2017. He rehabbed it and turned into a long-term property. Later on, he realized that doing short term rentals is more beneficial since it’s giving him a higher rental income. In addition to that duplex, Michael invested in RVs and currently owns multiple properties in Arkansas.
In this episode, Michael shares his experience in transitioning from working as a W2 employee to owning and managing short term rentals. He also talks about the contrast of investing between single family homes and the RVs, and the difference of rehabbing homes for short term rent vs. long term rent.

Today I had the honor of speaking with Dawn Parr. Dawn and her husband were tired of working the 8-5 in nursing administration and sought a way out of the corporate rat race.
In 2015 they began building a tiny home on some property they owned in Lubbock Texas, and in 2016 sold their big home, downsized their life, and quit their jobs to begin building their new lives from scratch.
Dawn, her husband, and their daughter Tesla, now own and operate 6 tiny homes on their 2 acres of land and are continuing to build more homes for their guests to expand their tiny village.
Dawn's story shares so much such as breaking the fear of comfort to design their own lives, the struggle of uncertainty and a lack of a primary source of income, and what it takes to run and scale a tiny village.

Jon, being an IT guy who loves automation, decided to create systems that would make his business as passive as possible without losing control of how his business operates by giving it to a management company.

Today I had the honor of speaking with Tricia Moore, founder of Citizens 4 STR, a nonprofit that fights for short term rental rights and helps teach others how to form their own coalitions.
Tricia decided to start C4STR after regulations changed preventing her from being able to rent her home short term in Fairfax county. Fairfax counties regulations were made tactfully deceitful and made STR illegal while some of it's neighboring counties did not have such vague or unsupportive regulations.
Tricia is now the spokesperson for STR rights and is actively battling lawsuits against members in the community, hoping to bring about change allowing members to be able to rent their homes under better terms.

Today I had the honor of speaking with Toby Doré. Toby manages over 33 listings ranging from rental arbitrage, owning, and co-hosting. Toby is quite possibly the coolest university professor as he is a world traveling nomadic backpacker who also runs a hostel which he lists on Airbnb.
Toby having started in 2011 after reading "The Joy of Less" decided to take a minimalistic approach to his units and allow likeminded travelers on a budget stay. After traveling and experiencing life at hostels, he took his newfound experiences to create his very own Cajun Hostel, located 2.5 hours outside of New Orleans.

Today I had the honor of speaking with MiLo Chan. MiLo and his wife Chandra were able to quit their full-time jobs after stumbling upon Airbnb and realizing how well it was in their market. MiLo and Chandra decided to move into their parent's basement temporarily to rent their home and during this time they were able to save enough money to purchase another property.

Today I had the honor of speaking with Amlan Mitra. Amlan currently resides and hosts in Hattiesburg Mississipi which has a population of about 50k. Amlan has only been hosting for about 6 months but has impressively scaled up to over 7 properties all of which he has been able to Buy, Rehab, Rent, Refinance, and Repeat.
Even though Amlan is in a small town, he has been able to maintain 81-88% occupancy.

Kent is a firefighter serving in Jacksonville Beach Florida and recently finished renovations on a duplex he purchased with the intent to short term rent. Kent took the leap to scale his business after having success renting one of his rooms in his current house for the past 4 years. CORRECTION: 60k is an estimate of the year based on current 2-month projections.
